What the pages show

Typical price is the middle (median) price of the sales counted. Last 12 months means the 12 months up to the newest month in HDB's data, currently Oct 2026.

Similar flats nearby are sales of the same flat type within 500 m in a straight line, with a remaining lease within 10 years of the block's, in the last 12 months. When fewer than 5 match, the distance widens to 1 km, and the page says so.

The asking-price check compares your price with the middle of up to the 5 most recent sales of that flat type in the same block from the last 24 months. It needs at least 3; otherwise it uses similar flats nearby, again only when at least 3 sold. It states the gap and nothing more. It is not a valuation.

Things to know

Sales before March 2012 are dated by HDB approval, later sales by registration. HDB did not publish remaining lease before 2015, so for older sales it is worked out from the lease start year and marked with an asterisk. HDB leaves out sales that may not reflect the market, such as sales between relatives.

Block pages for blocks with fewer than 10 sales since 2017 are still here, but are not listed for search engines.
